Commercial Real Estate ? Business Loan and Commercial ...

It is not unusual to find commercial lenders and loan officers to companies are not as forward-looking statements about the difficulties of commercial mortgage borrowers as most expected, and published another article about commercial lenders to overlook . Emphasis is placed on some of the typical commercial loan difficulties often overlooked by commercial lenders and borrowers.

Unexpected opportunities for business financing can lead to serious complications, with a business loan, businesses and borrowers should be prepared for these circumstances. There are many potential obstacles commercial mortgages with conservative strategies evaded working capital management. The problems of business financing through commercial loans are generally more numerous and more serious than most commercial borrowers think.

Some of these problems in corporate finance will be inevitable, but in most cases, these problems can be solved successfully commercial loans. Business borrowers and their advisors will be better prepared to manage the timely and appropriate corrective action working capital for the sake anticipate these problems recurring commercial mortgage.

Commercial loans and commercial number prevent Scenario 1: the mortgage

Sourcing / seasoning assets and seasoning of ownership

The number of commercial loan will not be particularly relevant to all commercial borrowers. However, where appropriate, commercial borrowers should seek out a lender without sourcing and seasoning requirements or limitations.

Many commercial lenders will require borrowers to document the commercial origin of the deposits (supply). Commercial lenders often require funds to pay for a commercial mortgage can be verified, often for a period of 12 months (condiments). If a lender charges a minimum of time of a commercial property to be held to refinance, indicating the seasoning of the property.

Commercial loans and commercial number prevent Scenario 2: the mortgage

A borrower wants to use subordinated debt (a second high seller financing or otherwise) to purchase commercial property with a smaller down payment

Commercial mortgage lenders often do not allow subordinated debt. With a business loan lenders more flexible, a company that provides not encounter restrictions on the use of subordinated debt and reduce payment required.

Commercial loans and commercial number prevent Scenario 3: Mortgage

A situation that requires business loan financing long-term business

How long is a long term business loan? Lenders often view business within three years before a lump sum payment will be due to a commercial mortgage.

If this sounds like corporate finance short-term rather than long-term, there are commercial lenders who can arrange 30-year commercial mortgages. Corporate finance in the long run, it will often be the key difference that makes business investment successfully, because the financing of new businesses will not be necessary for many years and commercial loan payments will also be reduced.

Commercial loans and commercial number prevent Scenario 4: Mortgage

Provision of business loans reminder

Trade provisions for withdrawal of loan means the lender can force the borrower to pay in advance by calling the loan before its expiry date. This potential problem does not apply to all borrowers since some financing agreements do not allow companies the opportunity to recall the loan.

Many traditional commercial lenders routinely insert reminder of the terms of the conditions of commercial loans. Conditions that may cause a withdrawal can vary but generally include periodic review of lender of finance and credit history. In these circumstances, if the levels of binding rules on income and credit will not occur, then the lender will usually notify the commercial borrower must repay the loan within 30-90 days.

Retrieve business financing contingency plans: With the retirement of commercial loans, borrowers refinance with a lender quickly. Prudent to exclude lenders require borrowers to recover agreement when assessing the loan refinancing options business.

To avoid a potentially disastrous scenario reminder for a commercial mortgage company, commercial borrowers would be wise to consider only commercial loans that are not under recall. For commercial borrowers who have recall provisions in the agreement of corporate finance, will also be convenient to consider refinancing your loan business before removal occurs so that refinancing is carried out in accordance with the schedule for commercial borrower .

Wills, Trusts, Pre-Nuptial Agreements, Living ... - The Korean Law Blog

We receive many calls requesting the notarization of wills, living wills, general and specific power of attorneys, pre-nuptial agreements and other like agreements and documents in Korea.? We, sometimes, notarize these agreements for clients, however, in most cases we refer the client to their local embassy in Seoul, since the embassy stamp has a far less chance of not being recognized in the foreign jurisdiction than a Korean notarial stamp.

This post was not written to tell you not to call me about notarial issues (actually don't contact me about notarial issues unless your nation does not have an embassy in Korea- contact your embassy), but to be aware that many of the agreements and documents that I have seen that were downloaded from online form libraries and blogs are worthless in Korea, Canada and many U.S. states.

In matters that are important for your life and livelihood, please spend a few bucks and have a professional draft these documents.? The professional should know about the recognition of these documents in Korea and, also, abroad.? Don't simply reply on the internet and luck.

This post was motivated by a prenuptial agreement that I just reviewed that was, obviously, downloaded from an online form library and that would have been invalidated by most U.S. courts if executed in its form.

Acer Iconia Tab A700

Following the success of the New Apple iPad?($499, 4.5 stars) with its 2,048-by-1,536-pixel Retina display, Android tablet?manufacturers are getting the picture?the high-definition picture, that is?and packing in the pixels. Much like Asus, with its Transformer Pad Infinity TF700?($499, 4 stars), Acer's Iconia Tab A700 ($449.99 list, 32GB) is nearly identical to the existing Iconia Tab A510?($449.99, 3 stars), but adds a high-resolution 1,920-by-1,200-pixel display. The A510 couldn't keep up with the Asus Eee Pad Transformer Prime TF201?($499, 4 stars), and the A700 falls short of the Asus Transformer Pad Infinity TF700. And both tablets are playing catch-up with the new iPad and its vast selection of tablet-centric and Retina-display-optimized apps.

Design and Features
The Iconia Tab A700 is physically identical to the lower-resolution Iconia Tab A510, from its dimensions (6.9 by 10.2 by .4 inches, 1.47 pounds) to its button and port placement. While that was fine for the thin (0.33 inches) and light (1.31 pounds) aluminum-clad Infinity Pad TF700, which was nearly identical to the Transformer Prime TF201, the Iconia Tab A700 remains as clunky and uninspiring as its plastic predecessor, the A510. At least the rubberized back is comfortable to hold.?

One welcome holdover is the micro USB to full-sized USB adapter and USB host mode capability. The tablet supports FAT32-format external storage devices, as well as USB keyboards and mice. This is pretty useful, and I was able to use a USB splitter to connect both a mouse and keyboard to the A700. Asus's keyboard dock accessories for its Transformer tablets add the same capabilities, and they emulate a laptop form factor while adding extra battery life, but they are also more expensive than using the peripherals you already own. Flanking the micro USB port are two speaker grilles that get moderately loud, but lack low-end oomph.

A Wi-Fi only tablet that connects to 802.11b/g/n networks, the A700 works on the 2.4GHz frequency band only. You also get Bluetooth 2.1 + EDR and GPS, both of which worked fine in my tests. The A700 is available in black or silver, but only in a single 32GB configuration. A microSD card slot, hidden behind a plastic flap on the right panel, accepts cards up to 64GB. On the left side is a 3.5mm headphone jack, with a microHDMI port on the right for output to HDTVs.

Display, Apps, and Android
The high-resolution display is the main draw here, and it's looking like 1,920-by-1,200 is the new standard for 10-inch Android tablets. The A700's 10.1-inch display matches the Infinity TF700 in terms of sharpness, but the Asus wins out with its ultra-bright Super IPS+ display. Viewing angle and color saturation are similar on the two displays. At 224 pixels per inch, they both look incredibly sharp and clear. Text and high-res images look fairly comparable between the A700, TF700, and the new iPad, which packs 264 pixels per inch. During testing, I noticed that applying mild pressure to the A700's screen caused some unusual rippling under the glass surface. It didn't affect responsiveness and was very difficult to see with the screen on, but it's worth noting.?

The real difference is in the apps and even a lot of websites, where the iPad's dominance means developers are actually paying attention and optimizing specifically for that display. For example, article text in The New York Times looks comparable on the A700 and the new iPad, but some site graphics look sharper on the iPad's screen than they do on either of the two Android tablets'. The difference isn't in the hardware, it's that developers are writing their websites to detect the iPad and push higher resolution elements its way. That hasn't yet happened for Android.

That same problem carries over to apps, where Android dominance still belongs to the smartphone market. Apps are written for smaller screens and, generally, look pretty bad on 10-inch screens, with a lot of wasted space and/or stretched-out elements. Text almost always looks better on the A700 than the A510, but don't expect graphics to suddenly look much clearer. Android app developers have yet to take advantage of the high screen resolution. The App Store over at Apple offers more than 200,000 apps written specifically for the iPad, many of which are written with the Retina display in mind. The Google Play store, on the other hand, has a small section for recommended tablet apps, and even some of those are made for smartphone screens. There are also alternative app portals, like the Tablified Market?($1.49, 4 stars) or Nvidia's Tegra Zone, that offer well curated, but relatively sparse, selections of tablet apps.

The A700 runs Android 4.0.4 (Ice Cream Sandwich) with Acer's Ring UI, which is a generally light skin, but further from stock Android than you'll find on Asus tablets. A virtual button at the bottom of the screen brings up the Acer Ring, which presents you with five customizable quick app shortcuts, Web bookmarks, and volume controls. The lock screen also features a ring of four customizable quick app shortcuts. You'll also find Acer Print, which lets you connect to Wi-Fi enabled printers, and the clear.fi DLNA media server for wirelessly pushing media to capable devices like HDTVs. Rounding out some of the more useful apps are Aupeo, an Internet radio app, McAfee Antivirus, and Polaris Office for Microsoft Office documents, spreadsheets, and presentations.

Acer also tweaked the Android browser, adding the ability to display URLs as QR codes for sharing?though I don't know anyone who uses QR codes. One feature missing from the A700's browser, which can be found in the Asus tablets, is the ability to always request desktop sites. You can still check the 'Request Desktop Site' box in the browser's settings, but having to do that every time is pesky.

About Mrs. Dash

A working mom gets creative

For Carol Bernick, Executive Chairman of the Alberto-Culver Company, necessity really was the mother of invention. In the 1980s, when Carol was a marketing exec at the Alberto Culver Co., she was frustrated with the products available to flavor the nutritious meals she prepared at home for her family. She needed a convenient way to flavor the food without using salt. So, Carol got creative in the kitchen and invented a salt-free blend of her own. Working with a variety of spice suppliers, Carol tasted, tested and tweaked until the blend in the bottle was just right. The result is Mrs. Dash? Original Blend, now the most popular salt-free blend in the seasoning category.

Today, Mrs. Dash? Seasoning Blends are available in 14 different varieties that add flavor to foods ? everything from seafood to salad and meat to mixed vegetables.?The salt-free flavor is also available in Mrs. Dash? Marinades in 6 varieties: Zesty Garlic Herb, Lemon Herb Peppercorn, Mesquite Grille, Southwestern Chipotle, Spicy Teriyaki and Garlic Lime.?These non-sulfited herbs and spices are salt-free, all-natural with no MSG.

Toshiba Excite 13

Toshiba's new 13.3-inch tablet?isn't a desk, or a serving tray, or even really a tablet. After a couple of days of using it, I realized what it is. It's a TV. The Toshiba Excite 13 ($649.99 for 32GB, $749.99 for 64GB) would make a great portable TV. But it's too expensive to become a mainstream hit, and it's missing the apps which could deliver good-looking HD content to its huge screen.?

Physical Design and Networking
The largest tablet we've ever seen, the Excite 13 is awkward to hold, and even a little awkward in my lap. There's a reason this thing comes with a stand, a completely separate squarish chunk of metal that the tablet sits in. The tablet is slim, though, and slides easily into a backpack for transport.

As for actual numbers, the Excite 13 is 13.5 by 8.5 by .4 inches and 2.2 pounds. It's very well-built, with the same aluminum body found on the Excite 7.7 ($499, 3.5 stars) and Excite 10 ($449.99, 3.5 stars) tablets and a flat glass screen. There's a micro USB port for syncing, but to charge the tablet, you need the included unique, laptop-style power brick. The tablet also has a microHDMI port, full-sized SD card slot and headphone jack.

You have to think differently to figure out where to use the Excite 13, but once you get into the mindset, it becomes easy: You'd prop it up in the kitchen for recipes, you might stick it on a side table in a hotel room, or prop it up at the end of a dorm room bed.

One thing you don't really want to do is put it in your lap. The Excite 13 is a long, skinny rectangle, and it's just awkward to hold. When I put it in portrait mode on my lap to play a game, the end of the tablet went off the edge of my knees.?

Other than video playback, there's another potential market for this tablet. Because the 13.3-inch, 1,600-by-900 LCD screen packs a relatively low 133 dots per inch, text is pretty large, and the touch keyboard is just plain huge. That makes the Excite 13 a good choice for people with mildly impaired mobility or vision. The flip side of that, of course, is that some graphics (especially in games) look jaggy if you have your nose right up to the screen.?

The Excite 13 is a Wi-Fi-only tablet and connects to 802.11b/g/n networks, albeit only at 2.4GHz. You also get Bluetooth and?GPS, although the idea of tacking this monster to your dashboard is pretty funny.

Apps and Performance
Running on Nvidia's latest quad-core Tegra 3 processor, the Excite 13's benchmark results are absolutely killer. This is one of the fastest Android devices we've tested, and performance is impeccable. Tegra-enhanced games like Zen Pinball THD and Riptide GP play very smoothly.

But, as I mentioned earlier, the large, relatively low-DPI screen can make some graphics look poor. Some of this is the developers' fault; I downloaded some games from Nvidia's Tegra Zone, and it became painfully obvious that some of the images in the game Princess Punt THD were being scaled up, for instance. But I also found diagonal lines on the Zen Pinball flippers a bit jaggier than usual.

The 133 pixels per inch is actually higher density than the iPad 2's 9.7-inch 1024-by-768 131-ppi?screen. But it's lower than most 10-inch Android tablets, which have around 150 ppi, and much lower than most phones, smaller tablets, and the New iPad, which generally clock in between 215 and 330 ppi. Whether you see the screen as low-res depends on where your expectations are, and devices like the 215-ppi Samsung Galaxy Tab 7.7 ($699, 3.5 stars) and upcoming 224-ppi Asus and Acer tablets have raised my expectations.?None of this mumbling about pixels per inch matters if you're sitting more than about two feet away from the tablet, though.?

Toshiba didn't do much to alter Android 4.0 here, only adding some pre-loaded apps, most of which you can ignore. There's a Flipboard-like news app, a Blio-powered book store, a file manager, and a custom DLNA-enabled media player with a better file viewing layout than the standard Android media player.

The Excite 13's size means it can pack a very large battery, and we got excellent battery life results?8 hours and 38 minutes playing a video with the screen on maximum brightness and Wi-Fi turned on. That's longer than the new iPad, which only managed five and a half hours on max brightness. The difference? The new iPad's super-high-res screen is a power hog.

Give 3-D printing a try? Yoda says do it

1 hr.

At some point in the not-too-distant future, we?ll all use 3-D printers to make new tools, replacement body parts?and dinner. In the meantime, early adopters are already giving the technology a try with downloadable blueprints for characters such as Yoda, that wise Jedi master of "Star Wars" fame.

The time-lapse?demonstration is courtesy of?YouTube user BusyBotz, who uses a commercial MakerBot Replicator 3-D printer?which costs?about $1,750. The 3-D model for Yoda is available from Thingiverse, a MakerBot-powered website where users share their digital designs.

The website aims to get people to share designs to feed into their 3-D printers, spreading the adoption of the technology, which MakerBot hopes will be widespread so they can sell more printers.

BusyBotz?s demonstration with Yoda showcases the fine detail available when the printer is set to build in 0.1 mm -high layer increments ? that is, Yoda is built up one 0.1 mm layer at a time.?

All things built with the 3-D printers are built layer upon layer.?

"There is a significant increase in detail compared to printing the same model at 0.2 mm," BusyBotz notes. ?It takes longer, but in a print like this, it is worth it.?

For those who view the full video below and think they might want to give one of?these nifty printers a try themselves, just remember this sage advice Yoda gives a young Luke Skywalker:

?Try not, do or do not, there is no try.?

EUGENE, Ore. (AP) ? Bobby Kersee is struggling to make heads or tails of USA Track and Field's new procedures designed to help break the third-place tie between Allyson Felix and Jeneba Tarmoh in the women's 100 meters.

Heads or tails just might be what decides it.

The scenarios involve either a coin toss or a runoff to determine the third and final spot on the team for the London Games.

If both athletes choose the same option, it will determine the tiebreaker. If the athletes disagree, the tiebreaker will be a runoff. If both athletes decline a preference, the tiebreaker will be a coin toss.

Confusing? Kersee certainly thinks so.

The coach told The Associated Press the sprinters won't make any kind of decision until after they complete the 200 later this week. The final is Saturday.

Kersee wants them to fully focus on the task at hand and not worry about a possible runoff ? or a coin flip.

"Nine times out of 10, most athletes aren't going to want to flip a coin," Kersee said. "Would you go to the Super Bowl and after two overtimes or what have you, have the referees take both coaches to the middle of the field and say, 'We're going to flip to see who wins the Super Bowl?' I don't see that."

The national track governing body said they want the matter decided by Sunday when the trials end. Kersee said he will wait until 11:59 p.m. if he has to, just to ensure more rest for the sprinters.

He's fearful of a quick turnaround between the 200 final ? should both make it ? and another round of the 100. That could be a lot to ask of his athletes.

"I'm asking them to focus on the 200 meters, go through drug testing and hopefully they'll both make the team in the 200 meters," Kersee said. "Then we'll meet as a group, we'll meet with USA Track and Field. I will be in the room on the meeting, but I will have no decision-making power. I'm going to be listening, but let the athletes decide. Let the managers decide what they want to do ? I want the best for the athletes."

Kersee said earlier in the day he's in favor a runoff to break the tie. Only, he wanted the race held later, maybe even a few weeks later, on a track somewhere to be determined.

To decide anything right now, the coach said, isn't fair to Felix and Tarmoh, especially because they are both running the 200 that begin Thursday.

Felix and Tarmoh finished in a dead heat in the 100 on Sunday, each leaning across the finish line in 11.068 seconds. They're looking to join Carmelita Jeter and Tianna Madison on the team.

With no protocol in place at the time of the tie, the organization had to meet to come up with a plan, which was approved by the United States Olympic Committee.

And one of the options was a coin flip, with the rules as to how the coin will be tossed explicitly spelled out. For instance, it says, "the USATF representative shall bend his or her index finger at a 90-degree angle to his or her thumb, allowing the coin to rest on his or her thumb."

Being the coach of both, Kersee knows he has a conflict of interest in this situation. But he insisted he's only concerned with one thing: Doing right by his runners.

"You don't have to bother us about this now," he said. "You can wait until later."

Originally, Tarmoh was declared the third-place finisher and the official scoring said she had edged training partner Felix by 0.0001 seconds. But the results were reviewed, and after a lengthy delay, the dead heat was announced.

In swimming, ties are settled with swim-offs between the two deadlocked opponents. Track has tiebreaking procedures for many of its events, as well, but this is a special case for which there is no written solution ? a tie for the last spot on the Olympic team.

The USATF said in a release that two cameras are used to determine photo-finishes, one on the outside of the track and another on the inside.

In Saturday's race, the image from the outside camera was inconclusive for determining the finish because both runners' arms obscured their torsos.

The torso position is used to determine the finish.

The image from the inside camera, shot at 3,000 frames per second, was analyzed by timers and referees, who declared the tie.

Should the sprinters settle the matter with a runoff, Kersee said he won't be at the track for the race.

Sure, he will warm Felix and Tarmoh up. And yes, he will give them some last-minute advice.

But then he will head for the exit.

"I'll go on a long walk," Kersee said. "When I come back, I'll get the news on who did what."

DONETSK, Ukraine ? France's soccer coach had to put preparations for Saturday's European Championship quarterfinal against Spain on hold to deal with a locker-room spat following a loss to Sweden.

The poor play by the French in the 2-0 setback Tuesday led to some heated exchanges between players. A team meeting to smooth things over was held the following day.

"Yes, it took some time for this to subside," coach Laurent Blanc said Friday. "It held us back a bit, but there are priorities you have to deal with and they are more important than even the technical preparation of the match."

Still unhappy about Tuesday's loss, Blanc says there will "most probably" be changes against Spain ? aside from the one enforced switch which will have Laurent Koscielny coming in at center half for Philippe Mexes, who is suspended.

"Spain are much superior to Sweden, technically speaking. We have to hope we don't repeat the mistakes from the Sweden game otherwise the punishment will be heavier," Blanc said. "Spain are a long way ahead of us so we will probably have to adapt to their game. But adapting to their game does not mean negating our own strengths. We will try and choose a team that helps us to do both."

For the first time since the woeful performance against Sweden, Blanc spoke about his role in calming his players as they argued with each other.

"You need to have a bit of serenity. But the behavior of some people means that you can't just let everything go, either," he said. "You have to try and calm things down, but at the same time you need to say 'Lads, even though we played badly against Sweden, we have an exciting game coming up against Spain. Let's prepare for it.'"

Blanc and his staff have done well to keep tempers in check.

The bust-up gave the French media a field day as they started to draw ominous comparisons with the strife-torn conflict at the 2010 World Cup, where the team went on strike during training and shocked a nation.

"Troubles, God knows we have far, far, far too many in my opinion. But it's not easy, we know we're rebuilding, we know what we've come back from what we've experienced," Blanc said. "It's true that there were two or three tensions in the dressing room, and you're scared of reliving a certain period in time that was difficult to handle. But angry reactions in the heat of the moment are never nice."

France captain Hugo Lloris is confident the players have moved on.

"It was important to get rid of those bad vibes," Lloris said. "Everyone has the right to speak. Certain people needed to express themselves. My job was to ensure it was done in a constructive way."

Unlike the World Cup debacle of two years ago, where France went home shame-faced, the players have a golden chance to put things right by pulling off what would be a major upset against the 2010 World Cup winners and reigning European champions.

"I'm not thinking about what I will say to motivate them. Honestly, for this match, I have nothing to say to them," Blanc said. "They'll be playing against the best team in the world with the two or three best players in the world in each position. If they can't get motivated for that ..."

Spain has never beaten France in six competitive matches, but all of those came before Spain's era of dominance, which started with a victory at Euro 2008.

"The Spanish are very humble when they say that France is a good team, a dangerous team," Blanc said. "I don't know if they really think that, but in a way they must think that we have a few dangerous weapons. It's up to us to use them so that we cause them some trouble."

Facebook prepping location-specific advertising for mobiles

9 hrs.

Facebook is on the verge of creating an?advertising scheme for the social network that relies on real-time location data from mobile phones. Such hyper-local data is extremely valuable to advertisers, who like to be as relevant as possible in order to maximize click and purchase rates. But the move may not be popular among the social network's users.

Facebook's vice president of global marketing solutions, Carolyn Everson,?told Bloomberg in an interview Monday:

Phones can be location-specific so you can start to imagine what the product evolution might look like over time, particularly for retailers.

With smartphones overtaking traditional phones and landlines as the primary mode of communication for millions all over the world, it's to Facebook's advantage both for social and advertising reasons to utilize features like GPS. The site already allows users to check in to locations and advertise their whereabouts to friends, but that data has not yet been used extensively for ad targeting purposes.

But Facebook has been testing just that thing over the last few months, Everson said, and the company is already in the middle of a serious advertising expansion following a lackluster IPO and questions regarding?their viability as a business.

Users may feel they are already tracked too closely by the services they use, but Facebook can at least make the case that localized offers are often far more relevant to users than ones based broader demographics like age or gender. Checking into a Starbucks, for example, might cause a coupon for half off another drink to show up next to your friends' status updates, or perhaps a similar offer from an adjacent business.

Many companies already specialize in this type of advertising, but Facebook's reach would be larger and their data richer, making their ad platform potentially extremely valuable.

One problem is that users have to opt into location-based services like check-ins and local news, and many are wary of taking this step. Facebook will have to work to make those services more enticing ? or less optional.

Dolphin launches Engine browser beta, claims it's got what it takes to be number one in speed stakes

Dolphin reckons the beta version of its new browser is the fastest HTML5 browser on Android. While the app looks largely unchanged, its creators have added in a raft of enhanced features behind the scenes, including text rendering, GPU accelerated canvas rendering and optimizations for CPU and GPU team-ups. They claim that Dolphin Engine runs up to ten times faster than the default Android browser, while it'll also perform 100 percent faster than Chrome, if the timing's right, with the beta peaking over 450 on a web-based HTML5 test, leaving rival Android browsers choking on its rich web fumes. You can give it a try yourself now -- the APK can be plucked from the source link below.

Southwest apologizes to woman over cleavage remark

By Scott Gordon, NBCDFW.com

Southwest Airlines has apologized to a passenger who claims an airline employee told her she couldn't fly unless she covered up her cleavage.

"We reached out to apologize and offered a refund as a gesture of goodwill," the airline said in a statement. "Regarding our policies, each situation is very different."

Read the original report at NBCDFW.com

The woman -- identified only by her first name Avital --?told Jezebel.com?that she was on a flight from Las Vegas to New York on June 5 when the incident happened.

An airline employee at a ticket kiosk told her she'd have to cover up her cleavage or she would not be allowed on the flight, Avital said.?She proceeded to the gate without covering up and nobody said anything further.

A photo of the woman obtained by Jezebel.com showed her dressed in a low-cut dress, a flannel shirt and a scarf.

Most passengers at Dallas Love Field said they had no problem with how the woman in the picture was dressed.

"I think she looks great," one woman said. "I mean, nothing's popping out."

In its statement, Dallas-based Southwest Airlines said each case is treated differently.

"Our employees are responsible for the safety and comfort of everyone on board the flight," the airline said. "We do our best to promote a family-centric environment, and we count on our customers to use good judgment and exercise discretion while traveling."

Auto Insurance Fundamental Information | Conservator

Auto insurance can be classified under transport insurance which covers risks associated with transportation and vessel of transport. As a result automobile insurance as a standard business provides automobile policy that is designed to cover the liability and physical damage to motor vehicles. It also extends protection against the uninsured motorists and third parties liability

The main types of vehicles covered under auto insurance policy is many countries includes private car insurance which are operated by owners for their own uses , commercial vehicle insurance cover is for all vehicles used fro transporting goods or passengers for commercial reasons. motor trade insurance cover is the next one set up for all vehicles at garage premises for purposes of repair and maintenance. motor cycle insurance cover mainly for two- wheeled carriers like the motor cycles, motor scooters and the motor bikes can not be underestimated as well.

Agricultural or forestry motor vehicles insurance for commercial vehicles with special functions such as tractors are recognized as well followed lastly but not least by special types of policies meant for vehicles with unusual construction like the mobile cranes, earth moving equipments and forklifts among others.

Auto insurance policy is a contractual agreement between the insurer and the insured whereby insurer agrees to compensate the insured in event of a loss. The basic characteristics of this include the pooling or the sharing of losses by spreading them relative to the entire insured group since only a few of the insured will actually suffer risks at some point. The only imperative thing to matter here is whether they have been insured for similar cases and thus paying equal premium rates.

The next thing is risk transfer where a pure risk is transferred to the insurer from the insured since he is typically the one at the strongest financial position to compensate for losses as opposed to the insured. Indemnification is the third characteristic of auto insurance which means that the insurer must restore the auto owner to exactly the same position enjoyed prior to the loss occurrence. Finally there must be payments of accidental losses that must are based on the notion that accidents happen rarely or they at least take a while before they happen.

The motor insurance company will offer auto insurance coverage for risks only if it satisfies the following requirements. There must be a large number of exposure units or in other words there should be many people faced with similar risks like the auto owners being faced with risks of car accidents, carjacking among others. The losses must also be unintended in the sense that the insured should not have done something to instigate the loss deliberately. The losses must also be determinable and measurable which can be interpreted as the losses being definite in terms of causes, time, magnitude and the place of occurrence.

The losses must also not also be connected to catastrophic meaning that a large number of exposure units must not experience losses at the same time. The chances of losses must also be calculable in that the insurer must be able to calculate the frequency and severity of the losses and also the premiums must be economically feasible or reasonably perceived by all insured.

Will the Taliban Succeed with Polio Warfare?

bar chart of drone casualty statistics 2004-2012

Pakistan drone statistics. Source: Bureau of Investigative Journalism

At first glance, the news that the Taliban have reportedly decided to ban polio vaccinations for 160,000 children in tribal regions of Pakistan as a way of protesting ongoing drone attacks by the U.S. might seem foolishly counter-productive. As Ed Yong put it in on Twitter, ?Taliban to US: ?If you don?t stop killing our kids w/ drones, we?ll kill them with polio.? World to Taliban: ?Erm?? http://ow.ly/bG8aI?

But a quick look at the numbers shows that the Taliban are NOT actually shooting themselves in the foot, so to speak. They are, in fact, attempting to hold the world hostage.

The threat is not to Pakistani children but to the children of the rest of the world?who might develop paralytic polio if the infection is not contained in the three countries where it continues to be endemic?Pakistan, Afghanistan and Nigeria.

Let me explain. According to the World Health Organization, there were 49 cases of clinically relevant polio in Pakistan in 2011. Most of them presumably survived since the mortality rate for pediatric polio ranges from 2 percent to 5 percent (pdf). Going strictly by the numbers, under the 5 percent worst case scenario, you?d expect 3 of the 49 children who developed paralytic polio to die of the disease.

Now for the other half of the equation. According to the London-based Bureau of Investigative Reporting, at least 75 civilians died in US drone attacks in Pakistan in 2011?six of them children.

So, in a cold-hearted balancing of an equation measured in children?s deaths, the Taliban bargain of polio vaccines for drone attacks actually works in their favor: six children potentially not killed by drones minus three children killed by polio puts them ahead three children.

Of course, anyone who knows anything about polio understands that the Taliban?s true threat is that its actions in denying vaccination could help spread polio to other countries. Indeed, as an article by Helen Branswell pointed out in May, China last year reported its first cases of polio in more than a decade. The viral strains that caused the illness were traced via genetic testing back to Pakistan.

Americans enjoying golf revival

AP FILE PHOTO United States' Bubba Watson, left, speaks with teammate Webb Simpson during Presidents Cup play in Melbourne, Australia, on Nov. 19, 2011. After winning the last two majors the two have become the face of this year's American golf revival.

SAN FRANCISCO (AP) -- In a little more than six months, they shared the stage in a playoff, became fast friends through their faith and then partners in the Presidents Cup.

Webb Simpson and Masters champ Bubba Watson are linked again in ways they never imagined.

Major champions.

Simpson joined the most important fraternity in golf Sunday at The Olympic Club with a flourish of birdies and a steady diet of pars at the end. The last one came from a delicate chip out of a hole in the rough to 3 feet that wound up being the decisive stroke in the U.S. Open.

On a leaderboard loaded with possibilities, his name did not stand out. Simpson was playing in only his fifth major, and his second U.S. Open. He had missed the cut

AP PHOTO Webb Simpson kisses the U.S. Open trophy Sunday in San Francisco.

in his last two tournaments. And he was six shots out of the lead when he walked off the fifth green with his second bogey of the day.

Some four hours later, Simpson sat in the clubhouse with his pregnant wife, Dowd. They tried to take their mind off the finish by watching videos of their young son, James, who stayed behind in North Carolina. She squeezed tight on his hand as they watched Jim Furyk hit into the bunker on the 18th to eliminate his chances, and then Graeme McDowell miss a 25-foot birdie putt that would have forced a playoff.

"If I was honest with you, I believed in myself (that)I could win a major, but maybe not so soon," Simpson said. "And I just gained all the respect for the guys who have won multiple majors

because it's so hard to do. The level of pressure is so much greater than a regular event."

"I probably prayed more the last three holes than I ever did in my life," said Simpson, a religion major at Wake Forest.

It was Simpson who called over to Watson, their caddies and their wives to huddle under an umbrella on the green at Royal Melbourne for a quick prayer after they won a match that set the tone in the Presidents Cup.

They are nothing alike. Watson manufactured a swing on a public course in the Florida Panhandle and doesn't have a formal teacher. Simpson grew up at a country club and even played Augusta National when he was a teenager. Watson speaks his mind. Simpson is more reserved.

Watson and Simpson traded text messages the morning of the final round last year in New Orleans. Watson wound up beating him in a playoff, but the relationship took root. When it became clear they would qualify for the Presidents Cup, they asked U.S. captain Fred Couples if they could be partners. They won three of their matches.

Couples was wandering around Olympic and watched it unfold.

Simpson had a 68-68 weekend -- he was the only player in the last nine groups who broke par in the foggy final round -- and finished at 1-over 281 for a one-shot win over McDowell and Michael Thompson, who had a 67 that was almost good enough to return Monday for a playoff.

He went to No. 5 in the world. He went to No. 3 in the Ryder Cup standings.

And he extended a modest streak that indicates a quiet return of American golf. The Americans now have won the last three majors dating to Keegan Bradley's playoff win at the PGA Championship in August. It might not sound like much, but it had been just over five years since Americans won three straight majors (two of those by Tiger Woods), and more than eight years since three different Americans put together a streak that long.

The United States started the year with only six players among the top 15. Now there are nine.

And these majors are coming from unlikely sources.

Bradley became only the second player in nearly 100 years to win on his first try at a major. Watson always had the talent, though his composure was always in question until he made four straight birdies on the back nine at Augusta National. He won his playoff by hooking a wedge some 40 yards out of the trees and onto the green to win with a par.

Simpson won twice last year on the PGA Tour and lost a shot at the money title in the final round of the year. Even so, the 26-year-old had been quiet this year, and didn't have high expectations even as he played the final round.

"I never really wrapped my mind around winning," Simpson said. "This place is so demanding, and so all I was really concerned about was keeping the ball in front of me and making pars. The course is so hard, you don't know if you're going to make three or four bogeys in a row."

He left that to the others.

McDowell made four bogeys on the front nine and had to spend the rest of the day catching up. He holed a clutch birdie on the 17th hole to get within one shot and gave himself a look at birdie on the final hole. Furyk looked strong as ever, even rolling in a 30-foot par putt on the 12th hole, but a snap hook off the tee at the par-5 16th led to bogey, and he made bogey when he needed birdie on the 18th by hitting into the bunker.

While Simpson admired Woods and his 14 majors, inspiration came from Bradley.

"If I see Keegan Bradley win a major -- I respect his game a ton -- but I feel like, 'Keegan Bradley won one, I want to go win one,"' Simpson said. "All these guys that won before me, I thought, 'I want to win a tournament.' They're great players, but I want to do what they're doing."

It seems as though everyone is doing that.

Simpson is the 15th player who has won the last 15 majors, the kind of parity golf hasn't seen since a similar streak 14 years ago that ended with Lee Janzen's win at Olympic Club in 1998.

Simpson didn't have an answer for so many different players winning majors.

"One of my thoughts on the back nine was, 'I don't know how Tiger has won 14 of these things because of the pressure,"' Simpson said. "I couldn't feel my legs most of the back nine. It grew my respect for Tiger all the more. I think the prime of golf was mid-30s. Now it's moving closer to the mid-20s or late 20s. There's so many young guys."

That they are young is not a surprise. Six of the last eight major champions were in their 20s.

The surprise is that more of them are Americans.
